A new urban area has been created on both sides of the green promenade.The wide plot along the Nieuwe Gracht in the Leeuwenhoekkwartier is ideal for spacious, west-east oriented apartments and working studios.

XL Bow Windows

The five large, white bay windows with extra-large window frames are eye-catching. They are cast from a single block of concrete: white and smoothly polished. In contrast to the protruding monoliths from the façade are the recessed loggias: sheltered outdoor spaces, with afternoon and evening sun.

All windows and doorways open onto these loggias, thus keeping the curtain wall closed.

With a GPR of 7.5, the building is engineered to meet today’s highest sustainability standards. Energy efficiency is addressed at every level: triple-glazed windows, insulation, mechanical ventilation with heat recovery, a collective heat pump, and rooftop solar panels work together to reduce the carbon footprint. Material choices and energy systems are designed for long-term performance, ensuring comfort and durability in a climate-conscious architecture.

Housing Types

There are as many different types of housing as there are apartments: studios, duplexes, and spacious penthouses.

Fully customized for each owner, this variety provides a wide range of interior possibilities. The project also offers options for combining living and working spaces.

Durability

The apartment building is well-insulated and features triple glazing, mechanical ventilation, and its own heat pump.

The building is certified with a GPR score of 7.5.

the finesse of lace

Panels are perforated, creating a lace-like 3D pattern that adds finesse to the façade.

They are inserted into the window frames, alternating with the glazing, which adds another sensual aspect to the façade.To produce these panels, we worked closely with the manufacturer. The special concrete is fiber-reinforced.Because making the mold is expensive, a single mold is used for panels: the 120 mm-thick panels feature deeper relief patterns, while the 30 mm-thick panels are perforated with finer openings.
